What you need to know when
renting a flat in Budapest
Most flats in
downtown Budapest are in good condition, the owners care for them and
spend money on renovation and furniture. However the buildings
sometimes lack renovation, which means that it can happen that the
corridor has a shabby look, but the flat is in excellent shape.
The quality of
the flats does not necessarily depend on the location, however that of
the area does. On the Pest side the best is the 5th district
which is actually the absolute downtown from the Parliament to the
Liberty Bridge. It contains the financial district and
Váci utca, the shopping street frequented by mostly
foreigners.
The 6th
district and in general the area inside the Grand Boulevard
(Nagykörút), the villa district on both sides of
the outer Andrássy út and the inner city part of
the 13th district are acceptable. Very nice flats can be find here
too.
Beyond the
Grand Boulevard in the 7th, 8th and 9th district in General there are
low quality flats, however the areas close to the Boulevard are being
renovated, and some really nice spots evolved in the past few years.
The Buda
side is in general nice, the inner city part on the riverbank, around
the Castle, Margit körút and the Danube
side of Gellért hill are well approachable by public
transport. The other parts are not. There are very nice green spots in
the hill. but if you have to go to work from there,
be prepared for congestions.
Prices vary
a lot depending on the area and the quality of the flat. Some flats are
available from as much as 250 EUR a month, but these are not the nice
ones. The length of the rent also determines the price, normally the
monthly rent for a yearly rental is much lower than that for a half
year or three months.
